Notice of Unpaid Balance

Before you can file a mechanic's lien claim for a residential property in New Jersey, all potential lien claimants must first file a Notice of Unpaid Balance (the "NUB") within 60 days of having performed contract work on the improved property.

$500 + taxes

Residential Lien

Claimants who have filed a NUB with 60 days of having performed contract work on the improved residential property, AND obtained a determination from the American Arbitration Association within the last 10 days, are entitled to file a mechanic's lien against the residential property if the lien claim is filed within 120 days of having performed contract work on, or delivered materials to, the improved residential property.

Commercial Lien

Claimants who have improved a commercial, non-residential property are entitled to file a mechanic's lien if the lien claim is filed within 90 days of having performed contract work on the improved commercial property.
